The Price MUST Be Right
The first 30 days on the market is the most crucial period since most agents and their buyers will view your new listing during this timeframe. But if your home isn’t priced competitively compared to similar listings in the area – your home could instantly fall by the wayside. Before we set the list price, we’ll evaluate the following factors:
- Market conditions – Is it a “buyer’s market” or “seller’s market” right now?
- Location – How desirable is your neighborhood?
- Curb appeal and “wow factor” – Does your home make a good first impression?
Setting the Stage
When showing your home, it’s like setting the stage for a performance. I’ll provide objective and professional guidelines so we can showcase your home in its best light. Tips include:
- Clear out the clutter – De-clutter your entire home and even remove a few pieces of furniture if possible. This will create more open space and make your home seem larger.
- Clean from top to bottom – Polish your floors and counters until they shine, get the carpets professionally cleaned, and dust every niche. “Squeaky clean” is the goal.
- Details are everything! – Splash a fresh coat of paint on your walls and correct any visible household repairs – drippy faucets, torn screens, broken fixtures and other “small” details can ruin first impressions.
- Keep your lawn in order – If you have a front and/or backyard, cut the grass and trim all the shrubs to deliver an immaculate showing, inside and out.
- The smell test – Air out the house and eliminate any offensive odors – cigarette smoke, pets, etc. Put out subtle potpourri or bake goodies right before a showing to make your place smell like “home sweet home.”
Be Flexible
Unforeseen circumstances and change are inevitable in real estate, so flexibility and an open mind are essential. If a potential buyer asks for a showing in the next half hour – or wants to negotiate significant home repairs – a compromise is necessary for the deal to happen. Or, if the market shifts, we need to quickly re-evaluate our pricing and marketing strategies.
